Phase II Environmental Site Assessment - Investigation

A Phase II Environmental Site Assessment is typically performed when a Phase I ESA has revealed an existing release, a past release, or a material threat of a release of any hazardous substances or petroleum products. This phase consists of site exploration, sampling, monitoring, and laboratory analysis as a means to quantify and classify the potential contamination. Depending on the results of the assessment, further investigation may be required to properly characterize the property.

Representative samples are obtained from all areas identified during the Phase I ESA as being potentially impaired. These may include the land surface, subsurface, subsurface, buildings, and all site facilities and components. The sampling and field testing work plan is designed to assess the extent and severity of the site contamination. Once the sampling and field data have been evaluated and analyzed, a report of the findings is drafted for review.
